Our annexes start from just £61,950. The Bluebell is our smallest annexe at 7m x 4.5m but comes complete with an open plan kitchen/living area, and a spacious single bedroom with ensuite shower (or wet room).
Outside, you can choose from a range of cladding, roof tiles, windows and doors. Inside, we include laminate flooring, digital electric radiators, joinery, lighting and doors. All of our kitchens include an oven (with extractor), LED downlights and sink, plus you can select from a range of kitchen units, handles and worktops.
Shower rooms are tiled and finished with premium fixtures and fittings as standard but can easily be upgraded to a wet room for increased practicality.
The list price for this annexe includes a flat roof but for £64,950 it can be installed with a pitched, tiled roof instead.
The cost of the annexe includes everything – from prebuild consultation, through planning permission and installation. There are no hidden costs, all you have to do is move in!
Our annexes all come supplied with Building Control approval and a ten-year warranty.

Prefabricated Annexe Costs
Our annexes are modular or prefabricated– this is what enables us to offer cost-effective annexes and garden homes.
Each of our annexes is a standard specification we have designed based on our experience in the industry and most requested annexes sizes. Although from time to time, our annexes may require a tweak here and there for some customers – we do also build bespoke models, most customers find one of our standard annexes will fit their needs comfortably.
Our annexes are fully constructed on-site, in your garden, by our in-house installation team. The process brings together many trades, all of which are finished to a very high quality. Once our annexes are installed, they do not require any maintenance and are designed to live in.
Before installation, our team will carry out groundworks to prepare your garden and after that, it is just a case of connecting your annexe to water and electricity, then adding finishing touches.
It is all an extremely fast and effective process enabling us to pass on cost savings to our customers.

Are There Any Extra Costs
As mentioned, once you have your quote from us there are no additional costs, and every part of the process is included in the cost.
You can choose to upgrade certain aspects of your annexe and pay an extra premium, (a pitched roof or additional appliances for example), but our costs are clear and easy to understand.
