At Family Annexe, we take care of the whole process and timescales, designed to make your experience stress-free and enjoyable. Our 7-Step process for designing, planning and constructing your new home is detailed below. Our garden annexe team are on hand to guide you through the process to ensure you have all the available information and product choices.

Step 1
Phone Consultation
Our free, in-depth telephone consultation is your first step towards a beautiful new annexe. In our initial call, we’ll get to know each other, learn about your family circumstances and what your initial ideas are. One of our friendly experts will guide you through everything you will want to know, including planning permission options and potential annexe costs.
Step 2
Quotation
After our consultation, you can expect to receive a detailed quote and annexe drawings within a couple of days. For you to make an informed decision, we include:
- A detailed granny annexe cost breakdown and payment schedule
- CAD drawings showing the footprint and elevation of your annexe
- How and when we intend to obtain planning permission
- Additional site preparation costs (not always applicable)
- An estimate on timelines, including groundworks
- Details on our ten-year, insurance backed guarantee

Step 3
Site Survey
Once you agree with our proposal, your project manager will make an onsite visit to survey your garden. We rely on you to provide us with initial measurements and details, but our detailed site survey will ensure everything is 100% accurate. We’ll check utilities such as drainage and electricity. It will also give our team a look at how your annexe may potentially affect neighbours, if at all.
Step 4
Finalise Build Specification
Our annexes come fully fitted with everything you need to move in right away – from a fully fitted kitchen to a practical bathroom suite. However, an exciting part of our process is choosing your desired internal finishes. From flooring and cupboard colour choices, down to door handles. We have a great range of colours and styles for you to choose from.

Planning Permission
A key part of our turnkey service is obtaining permissions from your Local Planning Authority (LPA) to build your annexe. For many, this can be the most daunting part of building an annexe, but we relieve you of any of that worry. We achieve planning with a Householder Application and the ‘Caravan Act’.

We work with an independent planning professional to get you the best results, and it will take between 8 and 13 weeks to receive a decision back from your LPA.
Step 6
Building your annexe
Once we’re set with planning permission, we’re ready to build your annexe. Our professional team will start on the groundworks in your garden, whilst we manufacture your annexe at our site. Once groundworks are complete, your annexe arrives on a lorry and is installed very quickly. Overall, the full process takes 6 to 9 weeks, depending on the size of your annexe and any additional groundworks we may have to carry out.

Step 7
Handover
The most exciting part of the process… once our team has added finishing touches to your annexe and connected the home to utilities, your loved one can move in right away.

A member of our team will give you a tour of the annexe, explaining where everything is and how it works, providing you with the opportunity to ask any questions. We also allow a period for you to check the finished product and let us know you’re happy with everything.

All of our annexes are designs are made to suit the individual occupant, we take time to fully plan the layout and internal specification to give you a truly bespoke annexe. Our standard options are detailed in our specifications page to give you a starting point, however our standard options are of an exception quality so most of our customers will simply customise the colour choices.
