How Long Does It Take To Obtain Planning Permission?

We aim to achieve planning permission through a Householder Application and the ‘Caravan Act’.

Our experienced team works closely with an independent planning professional to get you the best results. On average, it will take between 8 and 13 weeks to receive a decision back from your local planning authority.

Phone Consultation

It all starts with a telephone call! In our initial phone call, our team will get to know you, get a better understanding of your family circumstances and find out what your ideas are. We will also answer any questions you have about Family Annexe and our annexes.

We will guide you through everything from planning permission to costs.

Quotes & Drawings

Following the telephone consultation, our team will send over:

  • A detailed granny annexe cost breakdown and payment schedule
  • CAD drawings showing the footprint and elevation of your annexe
  • How and when we intend to obtain planning permission
  • Additional site preparation costs (not always applicable)
  • An estimate on timelines, including groundworks
  • Details on our ten-year, insurance backed guarantee

We will then answer any questions you may have about the quote.

Site Survey

Once you have agreed to the quote, we will come out to visit your garden. An experienced project manager will arrive on a day previously agreed with you and make a full survey of your garden.

We want to make sure everything is accurate before we finalise the building spec. During the survey, we will check utilities such as drainage and electricity.

Finalise Building Spec

Following the garden survey, we will work closely with you to finalise your granny annexe. This is one of the most exciting parts of the seven-step process! During this step, you get to choose your desired internal and external finishes.

Each granny annexe comes fully fitted with a modern kitchen, full bathroom suite, electrical radiators, LED downlights, internal doors, skirtings, architrave, floorings and more.

So, you can choose everything from the hardwood flooring and cupboard colour choices, down to door handles. We have a great range of colours and styles for you to choose from.

Planning Permission

As previously mentioned, obtaining planning permission is the lengthiest part of the process. A Householder Application is our preferred method of obtaining planning permission. If the application is rejected (which is unlikely), we will review the reasons why and offer support.

Oftentimes, this only involves resolving minor issues, so we strongly advise that we amend your application or appeal the decision before moving on to the Caravan Act.

Granny Annexe Build

Once we have planning permission, it’s all systems go! Our professional team will head to your garden and start the groundwork. In the meantime, your garden annexe will be manufactured at our site.

The granny annexe will be delivered on a lorry, then our team will set about installing it. They arrive fully prepared with the equipment, plant machinery and tools they need to get the job done quickly and safely.

We aim to minimise disruption to you and your neighbours as much as possible.

Handover Keys

The final step is the best step! All the finishing touches will be complete and you will receive the keys to your new annexe. You will receive a tour of the annexe, explaining where everything is and how it works. This also gives you an opportunity to ask any questions.

There will also be a period for you to check every nook and cranny of the annexe and let us know you’re happy with everything.
