Are you curious about how much it would cost to build a granny annexe? Or do you have a limited budget and want to see how far your money will get you?
The good news is it is entirely possible to get your very own annexe, fully fitted, hooked up to utilities, with planning permission included for less than 60K! Surprised?
Read on for more details.
Our annexes start from just £55,250. The Bluebell is our smallest annexe at 7m x 4.5m but comes complete with an open plan kitchen/living area, and a spacious single bedroom with ensuite shower (or wet room).
Outside, you can choose from a range of cladding, roof tiles, windows and doors. Inside, we include laminate flooring, digital electric radiators, joinery, lighting and doors. All of our kitchens include an oven (with extractor), LED downlights and sink, plus you can select from a range of kitchen units, handles and worktops.
Shower rooms are tiled and finished with premium fixtures and fittings as standard but can easily be upgraded to a wet room for increased practicality.
The list price for this annexe includes a flat roof but for £58,250 it can be installed with a pitched roof instead.
The cost of the annexe includes everything – from prebuild consultation, through planning permission and installation. There are no hidden costs, all you have to do is move in!
Our annexes all come supplied with Building Control approval and a ten-year warranty.
Our annexes are modular or prefabricated– this is what enables us to offer cost-effective annexes and garden homes.
Each of our annexes is a standard specification we have designed based on our experience in the industry and most requested annexes sizes. Although from time to time, our annexes may require a tweak here and there for some customers – we do also build bespoke models, most customers find one of our standard annexes will fit their needs comfortably.
Our annexes are constructed at our facility and then brought onsite (your garden!) and installed by our in-house installation team. The process is similar to flatpack but is of a very high quality – once our annexes are installed, they are a permanent building and designed to live in.
Before installation, our team will carry out groundworks to prepare your garden and after that, it is just a case of connecting your annexe to water and electricity, then adding finishing touches.
It is all an extremely fast and effective process enabling us to pass on cost savings to our customers.
Quality isn’t something you need to worry about either – our annexes are hard-wearing, good quality buildings that are designed to withstand the weather and last your family many generations.
Are There Any Extra Costs
As mentioned, once you have your quote from us there are no additional costs, and every part of the process is included in the cost.
You can choose to upgrade certain aspects of your annexe and pay an extra premium (a pitched roof for example) but our costs are clear and easy to understand.
In rare circumstances, some projects may incur extra costs but do everything we can to avoid these. You can read more here about additional annexe costs.

Depending on the size and layout of your annexe there are lots of design tips and tricks you can use to make the most of your space and create a stunning, cosy home.
Here are 5 design ideas to make your annexe feel like home.
Settling Into Your New Annexe
There is no way of getting around it – a granny annexe will be considerably smaller than a traditional family home. Although granny annexe designs like ours give you plenty of usable space by cleverly making the most of the available space, one of the key benefits of moving to an annexe is to ‘downsize’ your space and possessions!
However, downsizing doesn’t mean your new home has to be any less cosy – you sometimes just need to be a little smarter about keeping your spaces clutter-free (less to clean too!), but you can still bring warm, homely touches to an annexe.
Here are five of our ideas for designing the interior of your annexe to make it feel like home.
Although we like to be surrounded by our favourite possessions – think treasured ornaments, photos and other knick-knacks, things that aren’t particularly beautiful to look at, but you need to keep anyway can be hidden from view with clever storage solutions.
One of the easiest ways to store away possessions you don’t need immediate access to is to use storage baskets or boxes. Stacked on shelves, they aren’t too difficult to access when you do need something, especially if you label boxes too. This will keep your annexe free of clutter and give you more space to display items that mean a lot.
Choose fabrics wisely
Fabrics are an important part of any interior and can turn a space into a cosy spot almost instantly. Think curtains, throws and cushions – the more fabrics the better!
Choosing an overall colour them for your fabrics will ensure your annexe feels cohesive and one tip many interior designers recommend is to choose different textures. For example, mixing wool with linen, faux fur, or more silky fabrics. Mix it up!
Artwork and pictures
Who doesn’t love artwork and photographs? Even if you decide to keep your annexe walls a muted colour, you can add instant colour and make the place feel like a home by hanging family photographs and any artworks or prints you might have collected.
One way to maximise your space is to use multifunctional and clever pieces of furniture. For example, items that can be stored away when you aren’t using them, such as folding chairs or a dresser which doubles up as a desk.
One essential item is a folding table, like this one from Dunelm. When in its folded position it is ideal for just one or two people but can easily be flipped open to accommodate the family. ideal if you plan on having grandchildren sleeping over enjoy dining with your family regularly.
Set the mood with lighting
Although our annexe designs come supplied with light fixtures and fittings, adding your additional lights is a great way to make your home comfortable.
Lamps are a great way to make spaces cosier, light up room corners and are also useful when more light is needed – such as next to the bedside for reading or next to your dining table if you enjoy doing crafts.
The good news is the walls of your new annexe are strong enough to attach new fittings should you need them. We love plug in wall lamps with exposed cables – very trendy!
